In efforts to make an easier, more efficient application process we have provide the forms and instruction on line. Please down load all the documents below so that you may complete the application process. Subject:  Rental Application Packet

Dear Prospective Tenant:

Thank you for your interest in our properties. Our application process consists of filling out an application and other forms for a civil, criminal and credit background check. The fee for the background check is $35 per person for any one over 18. This fee can be paid in cash, money order, check or cashier’s check and written to Enchanted City Property Management, You will not be considered for renting our properties, if you do not submit the application packet and the fee.

The information in the background check will be reviewed on a case-by-case basis.  The objective of us screening our tenants through this process is to minimize our financial risk, to obtain good tenants and keep safe communities.  We are not expecting stellar credit, but we do want our tenants to have good payment history with previous landlords.

Attached please find the following forms for you to fill out to be considered for renting our properties:

1.      Application to Rent – Full Disclosure Format. To be filled out by lead person on lease. The question about felonies should be for all occupants.

2.      Verified Information Services – Rental Chex Information Sheet. To be filled out by every person over 18 who will be residing in the dwelling. Individuals should be completing as much information as possible and only signing their own forms.

3.      Verified Information Services – Authorization and Release Information.

You can drop this information off at our office in person or in the drop box at 3254 La Paz Lane, (which is really on Henry Lynch Road/Richards Avenue Road) in an envelope.  Please call us and let us know you have dropped it off, if you wish to expedite the process. It takes between 2 to 48 hours for us to get our in formation back.

The undersigned understands this application will be evaluated my management for the purposes of renting and occupying valuable real estate.   Applicant further understands the facts represented herein are being relied upon by management and therefore guarantees that all disclosures herein are true and complete.  Any misleading, incorrect, or false statements may be a violation of various fraud statures.  Management reserves the right to pursue applicant by means legally available for providing misleading, incorrect or false statements.  The undersigned further acknowledges and agrees that management may confirm information provided in the application and authorizes management to contact references, obtain a personal credit report, check public records, criminal records and use any other methods of confirmation available to management.  Applicant further acknowledges that management may from time to time continue make efforts to update the information provided herein.  In consideration of management reviewing and evaluating my application to rent, I understand the application fee of $35 is non-refundable.  Furthermore, I understand that acceptance of the application fee, by management; in no way obligates management to approve tenancy.
